After Covid-19, this organisation was keen to attract team members back into the office. Occupying a newly refurbished building but with an outmoded fit out and poor attendance they needed a solution which would be better than working from home.
22 Rathbone street is a 1980's mixed use building in Fitzrovia owned and occupied by PBJ Management Ltd, a talent agency representing comedians and entertainers. The management wanted to enhance the client and employee experience now that in-person life was resuming after Covid-19 and refresh the tired and outmoded interiors.

The Italian military has long had control of the Port in Trieste but now this historic waterfront is now part of a masterplan which connects the historic city and the water.
The regional government would like the masterplan to attract international companies as well as home grown start ups.
How can we activate Warren Street and encourage the many visitors to Warren street station to turn right into Fitzrovia and discover the fantastic people, services and experiences that live there.
Wells House is a new 9 storey office building on Oxford street. Wates construction won the tender to build the project and needed an architect to design and develop the Contractor Designed Portions (CDPs) and develop detailed construction information from the Stage 3+ information which was provided at tender.
This major project by Oxford properties is turning the already impressive Victoria House in central London into a world class laboratory building to cater for the growing life science sector in central London. Faced with multiple complex construction challenges, Wates Construction came to us asking for specialist design advice.
London has many office buildings which are visibly spectacular and located in prime locations, but which are becoming increasingly unfit for use as contemporary offices.
Efforts to refurbish them are costly and leave compromised spaces which can't compete with modern developments in terms of amenity, energy use and ultimately rental price.
The contractor were concerned about faithfully delivering the design so asked able partners to be design managers for the duration of the build ensuring quality was achieved.
The Rex Building was developed in 2009 but it was felt that the reception needed upgrading, the amenity could be enhanced and that there was the chance to explore providing access to the roof terrace.
How can we reinstate a fantastic CAT A product for the new tenant which celebrates the existing building but accommodates the necessary upgrades.
How can we provide a turnkey CAT B office for a media tenant working with our construction partners to deliver a one stop D+B offer.

The public realm is the most important real estate in London.
A disproportional amount of this increasingly busy space is given over to legacy uses from the twentieth century such as roads for private cars and parking.
We are living with a public realm of a previous age which doesn’t match our needs.
The BT Tower is a British icon but faces obsolescence as communication becomes digital.
As well as being a much loved building it also contains a huge amount of embodied carbon. It makes no sense to demolish it but can we get better utility from the structure and opportunity?
